Free Thai contract PDFs — are they safe to use?
Many people search for a Thai lease PDF, loan agreement PDF, or employment contract form to fill in themselves. Free contract PDFs do work in many cases — but they carry invisible risks: you do not know who drafted them, whether they reflect current law, and nothing helps you manage the contract after signing. This page lays out the limits of contract PDFs honestly, and a safer alternative: creating the contract online from a Thai-lawyer-drafted template with immediate e-signing.
The risks of downloaded contract PDF forms
Before filling in a downloaded contract PDF, know these 5 limitations:
Unknown origin, no lawyer accountable
Most free forms do not say who drafted them. Clauses may be void under Thai law — e.g. loan interest above 15%/year violates CCC Section 654, and rental deposits above the cap breach the 2025 residential-rental controlled-contract rules.
Outdated forms — the law has moved on
A PDF passed around online never updates itself. Labour protection law, rental controlled-contract rules, and court precedent change; a form drafted 5–10 years ago may contain clauses no longer enforceable.
Easy to fill in wrong
Blanks left empty, self-contradicting terms, or a mistyped name/ID number make a contract hard to interpret and may defeat key clauses. A PDF form has no completeness checks.
Print-sign-scan, and no tamper detection
The PDF route usually ends in print, sign, scan — a file that can be edited afterwards without the other party knowing. In a dispute it is hard to prove which version was actually agreed.
After signing, you are on your own
Contracts expire, have payment due dates, renewal windows and notice periods. A PDF in a folder reminds you of none of it — many people only notice after the contract has lapsed or a notice deadline has passed.
Side by side: contract PDF vs creating it online with Kontrax
The differences at every step of the contract:
| Step | Downloaded PDF | Kontrax |
|---|---|---|
| Who drafted it | Unknown source, never updated | Thai lawyers draft and keep it current |
| Filling it in | Manual, no validation | Guided form with completeness checks |
| Signing | Print-sign-scan or pasted signature image | E-signature with signer identity verification under the Electronic Transactions Act B.E. 2544 |
| Evidence and tampering | File editable later, hard to audit | Sealed with a cryptographic hash — tampering is detectable |
| After signing | A file in a folder, no reminders | Expiry reminders, renewals, amendments, terminations in one system |
| Starting cost | Free, but you carry the risk | Also free to start |

Frequently asked questions
Is using a free contract PDF illegal?
No — a contract signed by both parties is generally binding. The problem is not the file's legality but what is inside it: missing clauses, terms void under Thai law, or one-sided conditions you did not notice.
Can I sue on a printed-and-hand-signed PDF contract?
Yes, if it meets the elements of a contract and the written-evidence rules for that type — e.g. leases of immovable property (CCC Section 538) or loans above 2,000 baht (Section 653). The risk lies in wrongly filled content or unenforceable clauses.
Is pasting a signature image into a PDF legally valid?
Electronic signatures are effective under Section 9 of the Electronic Transactions Act B.E. 2544, provided the signer can be identified by a reliable method. A pasted image is hard to attribute if challenged; a system that verifies signer identity and hash-seals the document, like Kontrax, makes far stronger evidence.
How is an online contract different from a contract PDF?
An online contract on Kontrax starts from a lawyer-drafted, maintained template, is filled via a validated form, e-signed with identity verification, hash-sealed, and managed with reminders, renewals and terminations for its whole life. A PDF gives you a blank form — everything else is on you.
Does using Kontrax instead of a PDF cost money?
You can start free and create your first contract right away. Compared with the cost of an unenforceable contract or a missed deadline, a contract-management system costs very little.
I already have signed PDF contracts — can Kontrax manage them?
The best path is to create new or renewal contracts on Kontrax, gaining both sound drafting and full lifecycle management. For existing contracts still in force, note their end dates and plan to renew them as online contracts when they expire.
